Readiness of the first phase of the premium Preobrazhenskaya Ploshchad project reaches 60%

30 November 2023
Developer Regions Development is constructing the premium Preobrazhenskaya Ploshchad residential development in line with schedule. By the end of November 2023, construction readiness of the project’s first phase had reached 60%.

The premium Preobrazhenskaya Ploshchad residential development at 12/11 1‑ya Bukhvostova Street provides for two construction phases: three buildings ranging from 6 to 17 storeys in the first phase and six buildings ranging from 10 to 16 storeys in the second phase.

A total of 728 construction workers are engaged on the first phase of the complex, including 52 engineering and technical specialists and 26 units of machinery, and work is progressing at a high pace. Around 80% of the walls and partitions have been erected, half of the roofing work has been completed, and the façades are 40% ready. Monolithic works and waterproofing have been completed. Landscaping of the territory is 20% complete.

The buildings are being equipped with modern systems and engineering solutions, including lifts manufactured by Japanese brand Mitsubishi. Installation of internal and external utility networks is under way. The automatic fire alarm system is 70% complete.

“We are delivering the premium Preobrazhenskaya Ploshchad complex using brick‑monolithic technology — such buildings are environmentally friendly and durable, with good sound insulation and heat‑retention properties. Brick‑monolithic construction offers a wide variety of layout options, so everyone can find an apartment that fits their individual criteria. Thanks to its concept, aesthetics, high quality, and construction speed, the project is in demand both among long‑time residents of the Preobrazhenskoye district and those who have decided to move to this premium location in a historic Moscow area,” noted Lilia Artsibasheeva, Commercial Director of Regions Development.

The first phase of the premium Preobrazhenskaya Ploshchad residential development includes 735 apartments ranging from 43 to 120 sq m. The project is distinguished by its convenient location (a three‑minute walk to Preobrazhenskaya Ploshchad metro station and an eight‑minute drive to the Garden Ring), low‑density development with moderate building heights (from 6 to 17 storeys), high ceilings (up to 3.5 m), and concise contemporary architecture. The façades are finished with dark‑shade clinker brick, complemented by elegant ivory‑coloured inserts cladding the cornices.

Residents of the Preobrazhenskaya Ploshchad complex will enjoy a gated landscaped courtyard of 1.5 hectares, something rarely found in Moscow residential projects. A landscaped square will be created here, with areas for sports and family picnics. Two gated courtyards will feature lawns and clearings connected by walking paths, playgrounds for children of different ages, and canopies providing protection from sun and bad weather. The focal point of community life will be a hill surrounded by mature trees, serving as a natural stage for neighbourhood events and a place for relaxation.

An underground car park with 354 spaces is planned. The ground floors will house everything residents need for everyday convenience: minimarkets, restaurants, cafés, everyday service outlets, and a beauty salon.

The complex will also include an innovative school with an IT campus for 430 students, as part of School No. 1502 — one of the best schools in Moscow and Russia according to rankings — as well as a kindergarten designed for 200 children.

Construction of the first phase of the premium Preobrazhenskaya Ploshchad residential development began in May 2022. The complex is surrounded by six parks: Sokolniki, VDNH, Izmailovsky Park, Losiny Ostrov, Cherkizovsky Park, and the Yauza parklands.
