Regions Development implements a “third place” concept at Preobrazhenskaya Ploshchad — a multifunctional shared space for residents

The concept, first introduced by sociologist Ray Oldenburg, describes spaces outside the home (the first place) and work (the second place) where people can spend quality time in an informal setting — socializing, meeting new people, engaging in creative activities, and relaxing. In the urban context, these “third places” include cafés, parks, libraries, and coworking spaces. They play a key role in building communities, encouraging social interaction and activity, reducing stress, and raising overall quality of life.

In the context of increasing urbanization and lifestyle changes, this approach is becoming ever more in demand,” notes Lilia Artsibasheeva, Commercial Director of Regions Development.

At Preobrazhenskaya Ploshchad, the shared multifunctional spaces include an extensive landscaped area with a private 1.5‑hectare courtyard, playgrounds and sports zones, a gastronomic boulevard with cafés and restaurants, and lobbies that support different user scenarios.

The lobby spaces of the complex feature carefully planned functional zoning. Residents are welcomed by an elegant reception desk for receiving visitors and couriers. The public area continues into a lounge and work zone with comfortable furniture and well‑considered lighting. The lobby interiors are in harmony with the contemporary, functional architecture of the complex. Spaces are designed in a modern, minimalist urban style using natural materials. The color schemes vary by section of the complex, with architects using three coordinated palettes. Inserts of natural travertine and metal emphasize the elegance of the interiors. The design concept was developed by DBA Group.

The first phase of the premium Preobrazhenskaya Ploshchad complex includes 735 apartments ranging from 43 to 120 sq. m. The project stands out for its convenient location (a three‑minute walk to Preobrazhenskaya Ploshchad metro station and an eight‑minute drive to the Garden Ring), low‑density mid‑rise development (6 to 17 storeys), high ceilings (up to 3.5 m), and clean contemporary architecture. The façades are finished with dark clinker brick accented by elegant ivory‑colored inserts used to clad the cornices.

Residents will have access to a gated 1.5‑hectare landscaped courtyard — a rare feature for Moscow residential projects — with a landscaped square offering areas for sports and family picnics. Two enclosed courtyards will feature lawns and meadows connected by walking paths, playgrounds for children of different ages, and canopies providing shade and shelter from the weather. The focal point of community life will be a hill surrounded by mature trees, which will serve as a natural stage for neighborhood events and a place for relaxation.

An underground parking garage for 354 cars is provided. The ground floors will host everything residents need on a daily basis — minimarkets, restaurants, cafés, service outlets, and a beauty salon. Everyday conveniences are also carefully considered: the complex includes dedicated areas for stroller parking and a pet‑washing station for four‑legged companions.

The residential complex also includes an innovative school with an IT campus for 430 students, part of School No. 1502, one of the top schools in Moscow and Russia according to rankings, as well as a kindergarten designed for 200 children.
